Master Planning
A general conceptual analysis and layout of the area to be developed. The area can be an individual piece of property, several city blocks, or an entire community. The analysis can include, but is not limited to, traffic flow analysis, environmental surveys, existing building surveys, and projected long term owner needs.
Site Planning
A general layout of building, roads, and other amenities on a project property. The layout is often based on information obtained during the master planning process.
Feasibility Studies
A study to determine the viability of a project concept. An evaluation of economic, environmental, site development, and other issues using the master planning analysis, market research and surveys, zoning ordinances and building codes, cost models, and additional sources.
Programming
Development of a measurable, quantifiable list of building functions and space sizes based on owner needs. Factors determining the program can include, but are not limited to, the type and size of business, owner business philosophy, and project site restrictions and location.
Basic Architectural Services
The design of the building project based on programming information and review of the project during construction to ensure proper compliance with the owner’s needs. The design process can be divided into five phases.
Schematic Design Studies
Conceptual sketches of the building floor plan, exterior, and key interior spaces. Developed from the Building Program. Provides a broad view of the building to ensure compliance with the owner’s needs and preferences.
Design Development
More fully developed drawings built upon approved conceptual sketches that address material, construction, and building code issues. Provides a detailed view of the buildings major components to ensure compliance with the owners cost and aesthetic issues, build ability issues, and building code requirements.
Contract Documents
Conversion of the design development drawings into a document set and specifications that the contractor will need to construct the building.
Bidding and Negotiation
Assistance to the owner in insuring that the contactor understands what is required to construct the building and will do so for a fair, affordable price . The architect’s services may include providing clarification drawings and evaluation of the contractor’s price proposal.
Contract Administration
Evaluation of the contractors progress during construction to ensure compliance with the owner program and the contract documents. The architect’s services normally includes periodic review of the work in place, review of contractor provided drawings to ensure the contractor understand key components prior to installation, and evaluation of contractor pay requests.
